A 1.2 million square foot distribution facility at $150 million is a substantial industrial construction project requiring significant site preparation before vertical construction begins. The building footprint alone approaches 27 acres of enclosed space. Including the surrounding truck courts, dock apron areas, parking, and internal drive network, the total site footprint is considerably larger. Road base is required for truck courts and internal access drives capable of handling high-frequency 18-wheeler traffic. Engineered sub-base under the building pad (compacted to specification) requires significant crushed stone material. Drainage infrastructure across the site requires rip rap and crushed stone for stormwater management. Select fill for grading and site preparation moves in volume during the early civil phase.

Midlothian and the Ellis County industrial corridor are active markets for AN’s North Texas operations. The US-287 corridor south of Dallas has seen significant industrial development activity over the past several years, with logistics, distribution, and manufacturing facilities drawn to the combination of available land, highway access, and proximity to the DFW metro. The Medline groundbreaking is one of several industrial facilities in this corridor that represent sustained aggregate demand through the initial construction phases and into the site improvement cycle that follows as facilities become operational.
The Ellis County market is also notable for the Provident Data Center planned at 1,800 MW, identified in the Cleanview statewide data center analysis as one of the ten largest planned projects in Texas. That project, combined with ongoing industrial distribution development and proximity to the I-20 and US-287 corridors, makes Ellis County one of the more active aggregate demand markets in AN’s primary DFW service area.
